Wendy DionysiusWendy has been working in real estate since 1998, first in property management, promoted to office manager before moving to sales. With 25 earlier years in retail pharmacies, Wendy came from a managerial background into real estate, is fully licensed and a Commissioner for Declarations (JP).  She understands property from all angles: sales and rental appraisals, how to improve a home’s features, the needs of investors and the mechanics of the loans process.

Real estate for Wendy is not work, it is about building lifetime relationships. It can be both exciting and challenging but, at the end of the day, it keeps her focused, motivated and very happy.

Linda CornfordLinda joined Ray White in early 2010 and brings with her a wonderful sense of humour and a positive attitude. Having worked in real estate sales in northern Brisbane since 2003, she is well known locally. Linda has also made record sales in Warner and Cashmere, of which she is very proud.

Having arrived in Australia in 1976 from New Zealand, Linda chose to become naturalised in 1982 and now proudly calls herself an Australian, albeit with the dead giveaway of a Kiwi accent. After spending many years in Sydney, she joined a friend in Brisbane in 1989.  Shortly after her arrival here, she met her husband, Des, and within 6 months had married him and inherited two sons.

Having worked the printing industry, which involved travelling both north and south, Linda decided it was time to stop covering those long stretches. Real estate was the natural choice as she is a people person who loves her home, decorating and gardening. Over recent years, this career move has led to meeting people of all nationalities and walks of life, for her a great attraction. Linda makes a special point of learning to pronounce all names properly. After all, she says, isn’t that important to you?

New Ray White Office in Moorabbin has the strength of years of experience

MoorabbinA new Ray White office has opened in Moorabbin (VIC) in a prime location on the corner of Station Street and Central Avenue.

And while it’s a new brand of real estate operating from the suburb, the proprietors, Tim and Kieran Lynch have been selling real estate in Moorabbin and Melbourne’s South Eastern suburbs for many years.

"We felt that Ray White identified strongly with the local area and that the company’s diverse service offerings complemented the needs of people that live in the South East or aspire to own and occupy, rent, invest or develop here," says Kieran Lynch.

The family values also appealed to the father and son operators who have now pooled their skills and effectively work in tandem.

Mr Lynch senior, a fully Licensed Agent has been involved in real estate since the early 80s. He has called the Moorabbin real estate marketplace his prime domain for the last 17 years, initially as a business owner before selling to a bayside franchise where he achieved top salesperson status several times and was also a prominent property lister. Mr Lynch has also been keenly involved in the local Rotary club for over a decade and is a former president.

Kieran Lynch has also carved a career in real estate becoming a Licensed Estate Agent in his early twenties. He has worked in the local market for a number of years and brings a thorough knowledge of property management to the equation in addition to experience in sales working for realestate.com overseas. "One of the rewards of working in a marketplace for a long time is the benefit of referral business," says Kieran Lynch.

According to Mr Lynch, "one of Moorabbin’s shining lights is its affordability. Moorabbin is as close to the CBD as you can get while still having a reasonably accessible entry price around the $600,000 mark."

"By way of comparison, the same house in Bentleigh, across South Road, is more likely to cost an additional 10-15 percent."

Central location, quiet ambience, an older population, amenities and public transport are cited as other positive virtues driving property attractiveness in Moorabbin.

The Lynch’s are excited about the redevelopment that’s occurring in Moorabbin to make way for the addition of high-density development, and tip that will bring heightened interest and added value to the Moorabbin property market.

"This new apartment product will avail reasonably affordable real estate close to the city," he says, anticipating that an average 2-bedroom abode might range from $400,000- 450,000 when it’s likely to be offered to the market in early 2011.

He grew up in the Moonee Valley area, went to school in the area, and still lives in the area.

So it’s hardly surprising that Aldo has an exceptional understanding of the local real estate market and the diversity within it. Just as importantly, he has a close affinity with the local people – after all, he’s one of them. Which is why he is particularly well qualified to provide both buyers and sellers with the best in advice and service.

But there’s much more to him than just being a local.

After secondary school, Aldo attained tertiary qualifications in science from the University of Melbourne and computing from RMIT. These high level skills saw him build a career with companies involved in stem cell research, pathology and IVF. Dealing directly with people in these emotional areas helped give him an insight into assisting people going through the different but also emotional experience of selling or buying real estate.

In his former career, Aldo also gained extensive senior sales and management experience. On many occasions he was required to negotiate major government and private industry tenders and contracts. This resulted in not only local, but also international recognition of his achievements.

RAY WHITE SET TO TAKE HOLD OF GEELONG WESTGeelong West

On the back of a record year in 2009, Daniel Hayes principal and owner of Ray White Highton is opening a second Ray White real estate office, across town in Geelong West in mid April.

Mr Hayes was brought on board as sales manager two and a half years ago to build the Ray White Highton sales department from almost a standing start. Fifteen months on he purchased the business and has grown a dynamic team of 23 who have put their stamp on Highton and surrounding suburbs to now command a market share of 30 percent in residential sales and a rent roll of 250 properties built from scratch. But this is not surprising for an agent who took out Salesperson of the Year for another major franchise group in his first year in the game.

In a bumper year that defied the Global Financial Crisis (GFC) Ray White Highton was acknowledged by Ray White Victoria/Tasmania, selling 360 homes in 2009 to more than double gross sales settled in 2008, placing the business second state wide for the group. The Property Management Department’s “phenomenal” growth of 300 percent in the last 12 months also set the pace to take first prize.

Mr Hayes pins these outstanding results to “recruiting a good sales team and keeping an honest culture.”

If you live or work in Geelong, you will also have noticed a large investment in savvy marketing and branding – from billboards, branded Smart Cars, weekly full page newspaper advertisements and letter box drops.

With continued growth firmly on the agenda and hand in glove the need for more floor space, Mr Hayes decided on a dual office approach rather than relocating to upsize from the existing high performing 89m2 Highton premises that has served them so well.

“You can have the grandest of offices but without soul, we’re all about the culture and the soul – we could be operating out of the back of a ute and still be successful,” says Mr Hayes.

On opening the new office in Geelong West Mr Hayes said he is keen to emulate Highton’s achievements and has in sights the goal of having the two offices break new ground as Ray White Top 10 performers within a three-year period. In somewhat of a return to roots, Mr Hayes bought his first home in Geelong West and started his real estate career in the area alongside several of his current team who will also return to work in the west.

Mr Hayes’s former Californian Bungalow, which he picked up for a modest $64,000 in 1999, would now sell for $350-400,000 (unrenovated).

“Geelong West is our multicultural hub, rich with beautiful character homes, great cafes and located a comfortable walk into town and the bay,” Mr Hayes says. Top end properties in Geelong West reach 1.5m.

 “The entry mark in old Highton and West Belmont currently ranges between $280-320,000 for a 1950s style weatherboard –while closer to the river, super contemporary architect designs fetch in excess of 2m.”

Both demand and prices are strong. Ray White Highton has reported a 100 percent strike success rate in their auctioning of 35 properties for 2010 to date.

“If you’re not auctioning your property in this market and going the full distance, you are potentially loosing money,” contests Mr Hayes.

“I think more people are opening their eyes to all that Geelong has on offer. Melburnians in particular are taking note of the good value here - you can still pick up a really good home between $350,000-450,000. We’re close to beaches, we have great shops, schools, the bay and river on our doorstep and yet we can be in Lygon Street savouring coffee in under an hour.”

Ray White Commercial CEO Mark Williams said a leading First National agency had decided to join forces with the company, which has been seeking new franchises in WA after ending of a 15 year relationship with its former Perth office.

“Commercial FN, one of the strongest agencies in Perth, has become part of the Ray White family and they will be encouraging other individuals and agencies to establish Ray White Commercial franchises,” Mr Williams said.

Ray White Commercial Perth General Manager Maurice Oteri said as Commercial FN the agency had twice won the Real Estate Institute of Western Australia commercial agency of the year award.

"Coming across to Ray White Commercial is a fantastic opportunity to be part of the biggest company in the country," he said.

"My Principal Chad Parham is also the third generation of his family to be in the property industry and so the family aspect of Ray White is particularly appealing and gives us some synergy with the Ray White Group."

Mr Oteri said the new Ray White Commercial Perth office has 11 staff, and is currently operating from premises at Victoria Park.

Hei said the WA commercial property market was buoyant with enquiries on the increase.

"We had more transactions in the last six months than over the previous two years," he said.

Ray White Commercial specialises in the leasing, sale and management of commercial property assets and currently manages more than $2 billion worth of commercial properties.
